I started using sparkrent this year.  It's frustrating as a landlord that I have to tell my people that it is no longer an option.  I'm thinking about just using buildium even though in the short term it will cost me more money, but the company should still be there years down the road.  All the solutions, I'm worried about their longeity since the two bigger players in the space have shut down within a month of each other.  

My biggest issue is I feel there are too many forum categories.

Thank you to everyone for the feedback.  The thing that makes me consider the 1x6 path is I have houses that are almost 100 years old and the baseboards in that house are 1x6.  To this day they look almost perfect and some of my newer houses the baseboards already look more worn.  I just didn't know if I was going to be able to recreate the durability with the products on the market today especially since the plan is to keep this as a long term rental.

I'm in a middle of my first major rehab and need to replace the baseboards.  I was looking at Home Depot and most of the selection has more ornate design than I want or is MDF which just seems cheap to me.  I was wondering if it was a good option to use 1x6 pine board for the baseboard. I appreciate any advice.

  If it was me, I would take advantage of a 30 year loan to increase cash flow.  Also, if you keep buying more real estate, you will more likely have to go to a portfolio lender.  At which point, your only option may be 15 year to 20 year notes. So I think it's best to take the 30 year fixed rate loans while you can get them.

The way the beginning is phrased it sounds like he is still living in the property; therefore, he needs to complete the cash out refi before he moves on to another one.

It usually cost me $2-$3 per square foot to contract it out. It's the best option and you will be amazed on what the floors look like after they have been refinished.

I would do a cash out refinance on a 30 year note.  That way you can have money in your pocket, a lower payment to increase the cash flow of the rental, and you will still have 25 percent equity in your house.

I agree that they make good rentals because they are usually below market value compared to non split levels. Personally though I could never buy one for a primary.

Those actually look good for box store cabinets.  How much did the cabinets for that kitchen cost you?
