@Charles Bright I'll ask.  Where do you see the highest Fort Worth rental markets south of north loop 820?  Is the southwest portion of Fort Worth down by the Hulen Mall area a strong market?

I'm currently negotiating with a seller for a wholesale deal.  Should I go ahead and set up a title policy for my end buyer?  If so, how much do I figure this cost?

@Sarah Ziehr yes, I plan on doing that.  Unfortunately, I don't have many referrals right now to provide them.  If they bring me a lead that ends up being a deal, can they get a commission off the wholesale transaction?  Can agents make commissions off of assignments or double closings?  Since I'm starting out, I wouldn't mind this since it would motivate them to bring me more leads.

I am trying to establish a working relationship with some agents in the area with the hope that they have some clients or know somebody who wants to sell.  Obviously, I know I need to provide them something of value if they are bringing me potential leads.  What are some ways that I can provide them value in return for giving me information?

@Pam Cleary is right on telling everybody what you are doing.  First, it helps to bring in deals (for instance, friends or family will come to me with a potential vacant house or some other sort of lead), but second and most importantly, it holds me accountable.  The more I tell people what I am doing and what my goals are, the more pressure it puts on me to perform.  I don't want to tell everybody of this venture I'm doing only to have it all go down the drain and make me look like a failure to my friends, family, and colleagues.

I've attended the REI meetup at the Woodhaven Country club in Arlington and it was very good. It's a very comfortable setting and I've learned a lot.

Thanks for the information @Curt Davis. I'm not doing any direct mail marketing right now since I can't afford it. I'm driving for dollars, cold-calling Craigslist rentals and FSBO's, pairing up with other wholesalers, etc.

To those investors and/or wholesalers that are also working a full time job: what hours of the day do you call potential sellers and buyers?  I work every weekday 8am-5pm.  Do people get upset if you call too late during the evenings?  I'm asking because I'm not able to talk on the phone except during my lunch hour or on weekends.  I don't want to put people in a sour mood before we even talk by calling them to late during the evenings.

@James Stokes what times of the day do you do your real estate work?
