Post: 2 months for addition permits in Dallas!

I've worked in the permitting departments in Irving and Mansfield.  I've heard from tons of other contractors how slow the city of Dallas is.  It took less than an hour to get a permit for a residential addition or remodel permit in Irving and less than a week in Mansfield.  The smaller the city or town, the more efficient the permit process it seems.

@Braden Milligan I'd suggest getting in touch with and involved with the Urban Land Institute (ULI).  They have a ton of resources, networking events, and even their own bookstore on a variety of topics.  That is a great place to start.

I'm wanting to buy my first SFH rental here in DFW. Obviously COVID-19 has changed things, but I know the Texas economy, in general, took a huge economic hit with the oil crash a couple of months ago. Has there been any increase in difficulty in finding renters here in DFW recently due to these circumstances? Would it be better to stick to fix-and-flips instead? Thanks.

I guess I need to accept the fact that people don't think as I do, and some don't mind paying property taxes on a home that they aren't using.

I have targeted vacant homes for a couple of years now.  I have had much success finding many vacant homes, tracking down the owner and then ultimately making contact.  The part that I haven't had success with: convincing them to sell.  It seems nobody is willing to sell their property, despite it being vacant for several years and the owner continuing to pay property taxes.  They typically don't even bother to hear an offer.

I'm not sure if it is emotional attachment, not wanting to deal with the process of selling or what, but for some reason, people simply refuse to sell.

Any advice?  Has anybody had success with buying homes in this situation?

When you're purchasing a property in cash in the DFW market, how much of a percentage of the purchase price do you estimate for closing costs?
