@Nick Sheveland Great to hear!  To start off, where are the middle to lower class neighborhoods?  I guess like the "blue collar" areas of town?  And I'm willing to look at surrounding areas as well...

My wife and two small children are most likely moving to Austin from DFW here in the next year. Other than having visited a few times, I have no familiarity with the local markets and where to find deals. I mostly look for 3/2/2 SFR's that are valued around 200k or less. That's pretty prevalent in the Metroplex, however, I've heard the Austin area is so much more expensive. Is it more difficult to find deals? Would somebody help get me started as far as where I need to research?

Also, I'd love to find an REI group to get involved in when we do make the move. Any suggestions?

Like the posters said above, if you don't have money, you'll have to spend alot of time.  And even then, that will cost money.  For instance, driving for dollars is said to be a "free" way of marketing.  But you have to pay for gas, postage, envelopes, etc.  I don't know a single strategy that is truly "free"...

How do I research what other single family homes in my designated area are renting for?

@Anthony Vann I understand what you are saying.  My question was more along the lines of me not acting as an "agent".  I plan on searching for deals and "buying" them from the seller.  Afterwards I would do a double-close or in rare cases a contract assignment.  My assumption is that my brokerage would want a commission off these profits, am I correct?

I am about to get my real estate license and will be starting my search for brokerages soon.  I know that every one is different, but do brokerages usually collect commissions when their agents wholesale a deal?  For example, if I wholesale a deal and make a $1000 profit, will the brokerage collect a x% commission off that?
