As @Shawn Holsapple I would due diligent in where you purchase your double. Doubles in most areas of Indianapolis are known for turnover

As stated above @Brad Morsberger those can be some long winded reply's to those questions. As mentioned screening is critical make sure you are doing back ground checks, reference checks and income verification. I would not let the tenants know that I am the owner in your case. Just a guy that helps the owner(something along those lines).

I hired a PM company to deal with most of the day to day operations on my first property.

I would not include @Alain Perez-Majul there is a possibility you are over thinking things considering its your first rental. 

This is the property in Eagledale correct? 

If you do decide to include washer/dryer I would charge more rent, but make sure you can command higher rent. Don't want to run into higher vacancy

@Byron Bohlsen I agree with your point on using both. Postlets has the feature to where you can copy the HTML and post in CL to make it look professional as you may have used

Welcome to the site @Karen Avery glad to see you are taking the leap into your first investment. I would go with your gut on this investment if the numbers do not work I would walk away. 

There are plenty of great deals out there you just have to be patient and when that deal comes along make sure you are ready

@Lon Bussell if you want to be more hands on then yes I would manage it yourself from afar. If a outstanding repair request comes up do you have a maintenance guy you can go to locally in CA if you decide to manage on your own?

Congrats on your first deal @Phil Bottfeld as @Andrew Syrios stated above its pretty tight margins with a low maintenance calculation. Sell the property and do a possible 1031 exchange into a buy & hold
