@Charles Terrizzi it comes down to what your goals are and also your risk tolerance. Do you plan on managing these properties yourself or hiring a PM company?

The numbers check out in my opinion. @Jamal L. as every has stated above may want to do your due diligence on the tenant. It's not impossible, but highly unlikely for a tenant to make that much and live in that type of area. 

Also the person selling at that steep of a discount sounds a little uneasy

I rather have a property sit then get a bad seed tenant that is not qualified @Cheryl Daniels. You may want to hire a local leasing company to help out they may have qualified prospects already in their pipeline

Though it may be ideal to invest in your backyard @Myo Thein with your target returns may be a little difficult. As mentioned above the midwest maybe an option to consider. 

When searching for a market I would look at the following factors. Job growth, landlord/business friendly, low unemployment and also population growth.

That is an excellent question @Rico S.... Is knowing that one day my life will cease to exist. So I have decided to get busy living versus dying and inspire others to do the same.

Its time for a bigger book shelf @Andy Robison great to hear about you educating yourself through reading. 

Lately I have actually preferred audiobooks due to being on the go mostly, but having a hard copy is good to have for reference

Yes @Laura N. there are horror stories out there, but dont let that spook you out. It comes down to 3 things...Screening, screening and screening I can't stress that enough make sure to ask prospects the right questions and also verify income, job history and rental history.

I used to check people's social media for extra due diligence.
