Hello again everyone. I'm really looking for some advice here. I'm doing the schooling to get my agent's license online through VanEd and am starting to get a bit overwhelmed. I've made it through a significant part of the course work (about half) and am at the point where I start filling out closing docs and stuff like that and I honestly don't feel like I've learned very much. Distance learning is definitely not my thing but I don't really have a choice unless I want to wait until July time frame to do traditional classroom schooling. I'm at a crossroads here: get through the online school and eventually pass the exams and risk having no clue what I'm doing when I get my license, or get a refund, wait until late summer, spend more money, do the course, and hopefully have the confidence to feel like I know what I'm doing. Any advice helps and thanks in advance.

I was originally going to make this just asking for book recommendations (which I still would definitely like), but ill take anything. Podcasts, websites, you get the idea. Anything giving good advice on how to hit the ground running and shorten the learning curve when I get my license. Thanks!

Ladies and gents, I am currently grinding out the required hours of education with the somewhat overly optimistic goal of being at least ready to test by the end of my college semester so I can dedicate all of my time to being an agent. Just looking for any tips from some of you saltier agents out there on ways I can prepare for my new career and ease the transition a bit. I do already have a brokerage that I'm fairly certain I want to work for, but any other tips would be highly appreciated. Thanks

If you have the option I would highly recommend not doing online courses. I'm currently doing them right now (my state requires 168 hours) and I dread making myself log on everyday due to how boring it is. Whatever gets the job done though!

@Robert O'Keefe I really want to, but unless I can find one around here with very specific scheduling, then it will be tough due to college and current job.

Hey guys

So anybody that has seen any of my recent posts know that I am trying to ACT sometime this year, instead of just reading all the time. I just don't have the money to purchase a home right now, but want to get some type of momentum into the RE market. I DO have the money for online courses to get an agents license. I would like to hear some opinions from people who went the online route, as well as get some summary of what the first few months of a RE agent is like, and if its even feasible with full time school (could switch to online) and a full time job (could quit, honestly it sucks). Thanks!

Hey guy, 

Any good sources on here for detailing exactly WHAT numbers you need to take into account when analyzing a rental. I know what things like CapEx are and stuff but I don't know them all if that makes sense. Thanks!
