Hello all,

I've been easing my way towards real estate investing for the past 10 months now, this year I want to pull the trigger. I have a very loose idea of what I want to do which is buy a duplex around the time my lease is up (April 2018) and rent out the other half to live for free or cheap. I have months to look, and my question is about the MLS. Is the MLS just a website that only RE agents have access to, or what is the deal? I literally hear about it all the time but am just looking for some clarity. Thanks in advance!

Hello BP,

Newbie here and just starting my education. My question is what tricks and resources do you use to identify your local real estate market and determine if you're in a buyer/seller market, if real estate is over-priced, that sort of thing. I apologize if the question is a bit vague or difficult to understand what I'm asking for. Thanks in advance!

I was interested in either buying property to rent out, or flipping. Looking at houses for sale vs rent in my local area (Fort Collins) it seems like not a lot of people rent in this town, so flipping seems like the better option IMO. I do not really consider myself ready yet, due to transitioning from the Marines and not having a job for the summer, but I still want to be active and keep educating myself so when the time comes I'm ready. As far as the meet up, I appreciate the invite and am going to try to make it. Thanks again for the help!

Afternoon all,

Very new to real estate, and have been told by a few people that analyzing 100 properties is a good start. I'm not working during the summer and have a lot of free time until school starts and see this as a way to stay active in real estate while getting my finances in order. My question is, what are some of the things you are doing when you analyze properties for a flip or rent? Good things to look for and practice? Thanks in advance!

Apologize ahead of time for the lengthy post. Just want to get myself out there!

My name is Stephen, I recently finished 8 years in the Marine Corps and moved to Colorado with a new slate. Real estate investing is a very new concept to me, but something I'm interested in. My only investing experience is very limited to market securities like stocks. I'm 27 years old, have about a month left of paying off some bad consumer debt before I'm what I would consider somewhat financially stable, but want to remain proactive until then. Other than books and podcasts and exploring the multiple resources this site has, any recommendations on how I could get my feet wet or remain proactive in the industry would be highly encouraged. I appreciate the help in advance and cant wait to be more involved. Thanks!

Greetings Ive recently been looking into investing as a way to earn income in the future and have almost no knowledge on real estate investing other than it exists.
