Hey guys,

I've been sitting at my laptop for the better part of 10 minutes trying to figure out how to word this so here it goes. I think I am addicted to working, or at least the grind. I work full time, go to school full time, and see everyday as an opportunity to make progress towards my goals. That being said, I am dying to finally pull the trigger on REI this year, more specifically, buy and rent out multi families for the long term, but just don't have the money right now, and don't qualify for enough using the VA loan at the moment. In my free time, I find myself just scouring the BP forums reading, and figuring out random questions to post. My question tonight is what would you guys recommend I do to progress in real estate and be able to lay my head down every night knowing I made genuine progress towards my goals? I already read a lot, but I'm running out of ideas, but don't want to just remain stagnant. Right now I'm debating enrolling in online classes to get an agents license. I have even thought of finding the local players and offering to work for free on the days I do have off (Yeah I might be crazy) just so I can get a feel for the game. I hope this post doesn't come off as vague or anything like that, and I appreciate the advice ahead of time. Thanks!

@Laura Murrill who did you end up choosing if you don't mind me asking? I'm thinking about getting licensed as well but am extremely spent for time so will probably have to do it online.

@Timothy Smith Would you recommend them (REExpress) or should I shop around for online courses? I was looking at their site just now reading reviews and got mixed opinions.

Right now just an Associate of Arts undergrad degree. Which ill be on for another year. Its hard to say after that because I change my mind every other day, but am willing to adjust if I need to. I'm essentially just using college as a second job right now since I'm utilizing my GI bill and am getting paid to go. If I move forward with getting the license and it seems like something I would like, then I would totally be willing to shift my schooling to RE.

Hey guys,

I've been thinking about getting a license on the side while I work and go to school. Would anybody who has one in Colorado recommend it for somebody who wants to get into investing? Also any good resources on the requirements for the state, as well as I good place to do all the pre-license education? Thanks

So, having never been a homeowner before, I'm wondering aside from the down payment, what are the other costs accrued in the home buying process? I believe I read somewhere that you should usually have at least a grand or two set aside for all the closing costs, how accurate is this?

Hey guys,

Was wondering what the general consensus is on this. I'm wondering, do you guys get pre-approved and then hunt deals, or find a deal and then go about obtaining the financing somehow? I realize its not always that easy, but just trying to get a general idea.

Yeah I was looking to start this year by getting a multifamily and renting it all out but the prices around here are ridiculous. What were you doing before you switched to commercial if you don't mind me asking?

Just curious about what type of investing some of you more seasoned gents do and what seems to work in our market. I myself have not pulled the trigger yet but this year want to buy and rent out a multifamily, though probably in the Greeley area. What have you guys had luck with?
