@Elizabeth Harkins and thanks @Braden Smith agreed management rates are typically 10% but I've seen some offering 8% usually that's introductory or 12% and also depends if it's commercial in which case it could also be different.  Just like sales commissions management commissions can be negotiable based on the company you choose so we recommend shopping around. a a quick search at LREC.GOV doesn't show an Alpha Realty being listed as a brokerage in Louisiana. 

Also a quick search at La Secretary of state shows expired Companies with the name 1 revoked in 2011 n 2013

Not sure of the name you have but I wish you the best of luck

Josh, while I'm a property manager, I don't handle the Quarter.  you may reach out to French Quarter Realty they may - not 100% sure.  I know the guys at Soniat as well you can ask for Bonnie she's one of the Managers and another good one at that. If that doesn't work, PM me and I'll track you a couple more

Sadly, eviction is the next step. Also don't accept payment. if you have auto pay or online pay - close it so they can not make a payment.  Some courts will see that as you accepted their money they stay for another month.
