@Allen Alix welcome to BP

If you were looking to invest in the NOLA or surrounding area I could help out.  But the Tampa and Jacksonville, I would be NO help. Good luck to you and the podcast on BP are a wealth of knowledge. 

I'm always open and looking for off market multifamily that needs a little work (not major rehab).

I'm new to posting but a long time listener and follower of BP.  

My name is Stephen Leonard and I'm a Realtor with my own firm in Louisiana. Have been investing, managing and representing buyers and sellers in real estate since 1992 and most recently in 2013 started back on the buy and hold scene.  After too many got into the flipping scene in 2009.  Since returning to rental property in the end of 2013 we've acquired 18 units as of today (1-4plex, 6 doubles, 2 singles) and have 2 singles pending to close, 1 this Friday (YEAH!) and 1 end of June.  As a real estate company we manage property for clients and currently have 40 units in the portfolio with 15 owners.

Looking to network with other investors in and around the area. 

Also looking forward to being more active and responsive to both new and experienced members here on BP.   As I truly believe you learn something new everyday!!

Hey Michael, First time poster. But I can tell you from my experience it's selective to what you are doing. Example. In New Orleans, HUD/Housing inspection requires them to be 4 inches off the ceiling but no lower than 12 inches and in each bedroom, in Jefferson Parish, HUD/Housing only requires 1 detector and can simply be in a hallway. ON a renovation in Jefferson we were required to install 1 in each bedroom and 1 carbon monoxide detector even though we have no gas in the house. So very selective to the area and what your end result is, flip, rental, rental in a specific program. Good luck to you.
