Work as much OT as you can.  Look for seller financing in an area close to you.  Try to find houses that are paid off, can be a primary residence or an investors property that is a "headache" for them.  Call for rent signs and ask if they are interested in selling, then ask for seller financing.

Will it increase in value after Covid is under control? If so, it might be worth the time to wait it out. Think of the difference in price vs. the HOA fees over that period of time.

Read David Greene's book Buy, Rehab, Rent, Refinance, Repeat 

You already handle the Buy and Rehab parts which I think are the hardest pieces of the puzzle personally.

The value is independent of the main house if it is new construction. You may have a ADU that is worth more than the main house. I think the selling point is for house hackers (which you have to educate the general public about) to cover part of their mortgage.

Make sure you are taking great deals only.  A great deal will sell 100% of the time, make sure there is plenty of meat on the bone for the investors.  Some wholesalers are only concerned with their fees and then can't sell it.  Keep the profit big for the investor and you will build a solid list of buyers across the country.

Find a cheaper fixer and BRRRR it. Use hard money and gap financing. Just make sure the deal is good enough to afford all the interest and fees.

It would be an amazing night club.  Rent it out for parties, run a party bus from a parking area.

I did the same, house then investments.  It makes more financial sense to buy investments first as you will be in the game sooner and hopefully house hacking to pay your own living expenses.  But you can always rent your current primary residence after a year and go to something else.  So there are still options even after you buy primary residence first.
