I wish I REALLY understood the loan that I signed.  The new home agents back in 2006 were quite sneaky. It is one of the reasons I became an Realtor, to help people understand the process better.

Continue your course, live in the house hack for a year and then buy a new one once W-2 income returns and repeat.

The most important thing to know are the monthly fees with the condos. Don’t be fooled by the low prices and find out afterwards that the fees are $900 a month ( actual price of one such building near the strip )

Right now, inventory is like 1.5 months and prices are high. There are deals out there but hard to find at the moment. House hacking here is a solid investment if you like the idea of living with people in a SFR.

Single family home to house hack. The multi family’s are definitely in older areas and overpriced at the moment.
