Just make sure the rent numbers are correct. If it cash flows, then it’s good. If you resell, you’ll have the numbers to back up your price.

@Frederick Peregrino Las Vegas is a good place to find SFR that you can house hack. It's harder to find a quality multi-family in a great area though. You might consider renting rooms out in a house in a better area.
