Welcome to BP Julie. There are lots of deals to be found. As an example I am a wholesaler in Orlando FL and I currently am wholesaling 70 properties all over central Florida. I"m also marketing 25 multifamily properties in Chicago IL. And all of these are all off market. I'm sure you can find wholesalers in your area, especially if you join a local real estate club.

I love the closings and getting the check!! It makes all the other upfront work worth it. Just like any business you have to do all the work (or somebody does) to get to the final closing. 

I primarily help homeowners that are in some sort of financial distress to get rid of their problem property. And I get paid well for helping them!

The best thing to do is get a General Contract to give you a quote.

The short and sweet question is what do you want out of an investment. Every investor is different. So the answer will be different from different investors.

Yes they do an excellent job of analyzing the markets. Also they do an excellent job with the documents for any property they are selling.

I am a wholeseller in Orlando with 48 residential properties all over central Florida. I also have 25 small (less than 50 units) apartments and mixed units in Chicago all with seller financing. All of these properties are all off-market.
