Hi fellow Navy guy. I lived in Jax in the Navy for 8 years. 

Where are you looking to invest in? I have 45 properties all over central Florida at wholesale prices and all off market. They include SFR, duplexes, triplexes, quads and small multifamily.

I don't know about BP but there is two investor groups in the Orlando area, CFRI and GOREIA. I have been a member of CFRI and GOREIA. I like GOREIA alot better because it is smaller and the training is better and cheaper than CFRI.

I am a wholesaler and I have 48 wholesale off-market properties all over central Florida including Lakeland. And I have duplexes, triplexes and quads in various areas.

Hi Andre, welcome to BP. As a newbie and making deliveries I have the perfect entry into real estate investing. You apparently are traveling all over the city, right? Do you ever see a vacant house that is obviously been abandoned? That is your ticket to getting started with little or no money. Look for vacant houses, do to the county assessors website to find the owners name and address. And write a letter to them (I can help you draft it) to get them to want to sell their house to you. Then sell it to other investors in the area. 

You can ask a local real estate agent to put together a list of properties that were sold in the neighborhood for all cash. Most likely they are investors. Then once you get the house under contract then contact them and tell them you have a house for sale. If the numbers are good you get the difference in what you have on the contract and what you sell it for. 

I have done that for 17 years and am still doing that in Orlando right now. I have 45 residential properties and 25 Multifamily properties I'm marketing.

I recently bought a CD from the County Assessors office which has all the data they capture for EVERY property in Orange County Florida. Over 400K properties. It is in a form I can upload into Excel and then I can sort by any means I want, even mobile home parks. I'm sure you can do the same thing for any county you are looking to invest in. Once you get this data you can sort by mobile home parks and it has the owners name and address. Then contact them to see if they want to sell their property. I am using it for a variety of my mailings including out of state owners that have owned their house for more than 7 years. I send a letter to them and I am getting responses and buying their house. I plan to use it for many more types of marketing. It only cost me $25 and you can easily create your own mailing list and use it over and over again, unlike some list providers.

I have set up for any out of state investor a complete turnkey operation for any properties you buy from me. This includes rehabbing a property, getting it ready to rent or sell, and then either find a renter or buyer. Once they find a renter, if that's what you want, they can qualify that person and then manage the property for you. Right now I have 73 residential and small multifamily properties for sale and 25 small multifamily in Chicago IL. These Chicago properties are also available with a complete turnkey operation.

Hi Rafael, welcome to BP. What are you looking for and what areas. I am a wholesaler in Orlando FL and I have many houses and small multifamily all over central Florida for wholesale prices if you are looking in this area. I have also set up for your use a company that can do a complete turnkey package for out of state owners. I just did that with a Canadian buyer.

As an example if the market price of the house is $200,000. I give them 3 offers. 

1) I take the market value of $200,000 and multiply it by 65% which is $130,000 then I subtract what I think my rehab costs will be to get it top shape to get market price. Let's just say for example it is $10,000. I subtract that from the $130,000 and my ALL CASH offer is $120,000. 

2) My second offer is a little higher in price but with some owner financing terms. Such as purchase price $150,000 with $25,000 down and the balance is $125,000. Then I divide that evenly to get the monthly payments below at least $300 below what I believe that I can get it rented for. Lets' say for 100 months at $1,250 when I believe that I can get $1,550 in rent. (If you calculate that out yes it is at 0% interest.)

3) Then I offer full market price at $200,000 with $10,000 down and monthly payments of $1,500 for 127 months. 

I then sell the house on a lease option and get more than my down in an option payment. Let's say the seller accepts #2. I sell it on a lease option with a minimum of $35,000 down, monthly payments of $1,750 and purchase price in 1 year to be $200,000. I also put in the agreement that the price goes up 10% each year they don't exercise the option.
