Yes they do and to make sure they don't go around you, you need to file a 'Memorandum of Option' at the county assessors office against the property. DO NOT record the actual Option Agreement. If you have the option and you record the Memo of Option, when the title company tries to close you have 'clouded' the title and the owner has to deal with you to actually buy the house. You can then negotiate the purchase with the new buyer, as you buying it from the seller and selling it to the new buyer.

Is it a tax deed auction or a certificate auction? Contact the tax collectors office to find out the details. Your county should have a website you can go to get more details about your property and the liens.

The best way to check out a property is to personally view it or I have done a skype walk through for my out of state clients. Also looking at comps to compare sold prices for similiar properties. I can send you a list of available properties so you can see what is happening in central Florida. I did not find your contact info in your profile. Check it out. It is FREE to anybody going to the county assessors website. You don't have to buy the list from any list broker.

I am a wholesaler in Orlando and I have 81 wholesale off-market properties all over Central Florida. What exactly are you looking for? I have SFR, duplexes, triplexes, quads and small MF.

As for the tax deeds, I don't know about Clark County list but I go to my county assessors website to get info on any tax deeds I'm working on. Look on your counties assessors website to see if they show tax certificate and tax deed sales.

Where is the property located? What is the address? What is the amount of taxes owed? What is the date of the taxes auction? What is the condition?

All options require some money to be valid. You just have to negotiate a value. As for the attorney I don't know of any. I am new to Orlando and currently don't use attorneys for any of the my real estate dealings. At least I was able to answer one question for you. Remember an option is the right to buy the property if you find a buyer. It is not tying up the property. The owner can still try to sell the property, but if they find a buyer you then have to activate your option if you want to get paid.

Welcome to BP. One of the best ways for an investor that is new to investing and in another country is to work with a wholesaler that has already found discounted properties. Then hire a company that does turnkey operations for foreign investors. It just so happens that is what I do in central Florida. I have 81 residential and small multifamily properties at wholesale prices and are all off-market. I also have available a company (which is selling some of these properties) that can do any of the rehab, either rent it our or sell it for you. I just closed on a deal for another Canadian and they are now in the process of fixing up the house and they will then sell it for him. If I can be any assistance let me know.
