I like lease options because more times than not they break the lease and I go through the process again separating them from there lease down payment

good call you can use it as a loss on your taxes

enjoy

if you have people looking just take away all the signage

get them out of there and move forward

I wouldn't put up with it just call the cops and tell them they are unruly and are not paying the rent

get a 24 hour junction and get them out of there before they destroy your stuff

way to get it done

that's what it is all about getting out there and making the deal happen

or you could wait till the sun doesn't rise

use your credit wisely and in the end youll be sitting alright

start looking for refi people now while your fixing the place up

youll be able to refi sooner than you think

I guess its too late for woulda, coulda, shoulda,

but in reality it would have been nice if I had people in my circle that would have taught me about capital and how it worked

I cant say I have any regrets, I was able to travel, learn a trade and make some mistakes

I never had anybody to help me with soul searching and following my dreams

so the only thing I could suggest is to do just that

know what your dreams are, search your soul and see what you really want out of life

never surround yourself with people who do not respect your dreams and your pursuits in life

its not a great investment in my opinion if that is what you'd call it

maybe an investment for the company but not the individual

by the time you pay in all the premiums to be able to pull money out takes about three years

so your looking at a return of .03

better than savings at .001

if your looking for investments I would go with real estate

you can dump into crowd funding or loan money if you have it laying around

I'm not to sure about the mutual fund game either, your stuck in what they offer

anyway

there are a lot of investments out there so it is a individual preference of what they want to do with there money

the trick is the contract

once you do all your interviews and cutsheet work youll have a good idea of it being a golden egg or a glute

get it under contract and the money will follow

so before you begin make sure you have a exit strategy for the property and you have all the lenders and contractors on board

youll do great

what a great op you have in TX

get into the field and start looking at properties

make you a cutsheet to do your evaluations with and look for some FSBO's, that way you can try your hand at being creative

great job

when you get some addresses go ahead and see who owns the properties

youll never know

you could run across one that is a great buy

try creative financing or a no money or low money deal

do your best to stay away from conventional financing this way you don't get in a situation where you can only own 2-5 properties

get a list of hard money lenders and do your homework so you know what rates are and amount of loans they do, this comes in real handy when your doing flip properties

I really cant tell if that is membrane or asphalt

either way I never really cared for flat roofs

best fix is to have it hot mopped with new membrane

should last upwards of 25-30 years

or you could go with a metal roof, pretty easy to install and are good for life if installed correctly, flashing ect...

that's more than most do

so you got it under contract-

FSBO, Craigslist, newspaper, Facebook, any and all media you can use to get it sold

every real estate agency near you

time is of the essence or youll be in hot water

if your not working on getting it sold right now then you may need to let this one go and set your self up a exit strategy before you get another one

just sayin
