that is crazy

ive never gave a address and wouldn't until someone was really interested in looking at the property

I have great relations with the people in the neighborhoods where I have properties and they are always watching each other

they love me for I have monitoring systems on the properties I have so I can always catch the bad guys and have caught some in the past

get you a little sec camera on the egg for a few bucks then you can leave it and monitor on your phone

the steps folks go through to scam people never cease to amaze me

get them and get them thrown in the jail house

sorry for your burden

depending on the layout of the building is how the water system is plumbed

if it is a 120 or 80 gal gas heater with a high recovery then it is efficient to carry the unit

the way they are sized is by the fixture units of the dwelling-how many hot water fixtures

most multi dwellings have only one heater to carry the units, common practice

what to look at are the gas units, are the ranges gas also

like colleen mentioned the cost to convert to electric is costly but you may be able to get the power company to do a energy upgrade if all the other fixtures are gas- like your heating and stoves

they will do a conversion and set you up on a monthly payment schedule that your renters will payfor in the long run, my infringe on the cap rate alittle but after time it will increase

I always like to inspire people to get out there and start looking at properties and get you something you can work on and learn from

the more hands on experience you get for yourself is what really sets the bar for you to be more comfortable in getting deals done

you can only learn so much from books and webs

you must have let the wholesaler word slip out somewhere along the way

your agreement is your agreement

as @Account Closed says it is a curious question, esp after the agreement to purchase

first deal

everyone told me I could not do it with zero money

took a lot of work to find the right seller

made a deal at a restaurant on a napkin

1000 down 1000 a month

rehabbed the property lived in it and ran a business out of the commercial building and sold after two years with a 100000 profit

never let someone say you cant do this or that

first find out if they are licensed bonded and insured

how much work has this company done

any referrals

how many people are employed at there firm

do they specialize in something and what

hiring contractors is like doing a job interview you need to know if they are reliable and can complete the project once they start

do they have credit to purchase materials then bill you accordingly

never work with someone that requests money up front

you know your heading for trouble with that company, no credibility means a bad job if it gets done

with 60k I would place myself in a creative deal maybe even two

that's what I love to do - use as little cash as possible to get the biggest bang for the buck

its all about negotiations and creativity- kind of like horse trading for me

both parties end up with a win win each time I have done a deal
