find you a good one, start asking questions and then make a plan, you can open up a nice trust for one, put one in your nieces name, keep one for your self, depends on what you want to do with your portfolio, keep it and use it as a tax shelter. do some research and see what is going to be the best to start out- maybe a rehab refi and sell scenario to move on to a bigger deal then a llc or sub s

the greatest book I ever read was the one I put down and went and found a deal-

that book was how to win friends and influence people

before that book I had read everything I could on the deals and the ways and the thiss and the that's

one Saturday I told myself I am going to look at and make a offer on a house and I did- I didn't get it or was able to buy the first six I made offers on but that is were my confidence came into place- I was learning how to make deals- that you cannot learn from a book-

I hope this finds you with great confidence you will find the deal you will be successful it is a great journey enjoy it

great idea- you got the wheels turning- but-

going into commercial is a little different than the 3/2 flip

that takes bridge money and a strong Performa plus CASH

3/2 you can get with a napkin at the black bear restaurant- that was my first deal- 1g down 1g a month with a 5 year term for 110k- sold in 2 at 245k

find yourself a nice little duplex on terms you can afford rent one side out and take out a refi on it that not going to swamp you then maybe a 3 or 4 plex- redo then look into apartments-

you have to get dirty to get gold!

meaning you have to look in all the areas others are not looking, these opportunities are everywhere

they are in every state every town everywhere but you have to look

be creative, ask a lot of people a lot of questions, look at a lot of properties

I found a foreclosure nobody could find the tittle for 70 k 5bed 3bath with arcadia area   appraisal once remodeled 265k

I am a mechanic or engineer- my background is in the construction fields, I owned my owe business for 12 years and lost it all in the last market crash and said I would never do what I did before- now I am at a hospital working in engineering- I do have a rehab but my stamina is a little less than what it was 14 years ago- I'm thankful for my day job but I know its not where I want to be so I feel the pain- the biggest thing you got to do is find the right deal- something your day job can afford ie.. rehab, foreclosure a deal that makes sense- bite the bullet and buy it- you will have to get dirty, do the work your self and don't fall in love with the property, find the best market move for it and get rid of it or keep it as a rental, do it again

keep crunching numbers and looking at properties one will be there for you there everywhere

I'm looking for a non owner occupied insurance carrier to cover the 5 bed room 3 bath home I am remodeling in cottonwood AZ

it is set up as a single family dwelling with a addition for a mother in law apt

the city will not allow me yet to be classified as a duplex but for all intensive purposes it is not sub metered sq footage 2864 with arcadia area in middle of home

the purchase was 70k owe about 46k on the property  and it sits across the street from the medical center

all new plumbing, electrical, drywall and heating/cooling unit

still under construction, will need about 30k to complete

Hello to all,

My name is Stanley and I have watched bigger pockets for over three years now and have decided to get involved and make my dreams come true- But along the path I would like to help someone else do the same.

I am in central Arizona, Cottonwood to be exact.

I am always looking for buyers, I am one of those people that can find the deals.

I also am always looking for OPM, it is the life blood of this business.

My favorite saying that I hear when I put together a deal is the word- NO! - (challenge excepted!!)

I restructure the deal or I always find a common ground so I get the word- YES!! (both win)

For some reason when I hear no, it sparks in me a FIRE that really makes me look at the deal in a whole new perspective - how can I get this done?- Kind of like eating an elephant, one bite at a time.

I look forward to meeting you and doing some fun things in the real estate world.

Just a FWI before I go, I do have a full time job in the healthcare industry which allows me to live kind of from paycheck to paycheck, usually always struggling to make all the bills, Don't have anything coming from that- If your in the same boat and want to get some deals done and get out of "THE RAT RACE" real estate is the place to do it- the only bad deal is the one you did not pursue.

Once you pursue a deal you are going to know if it is a winner!!
