The greatest and most educational mistake I have learned in my real estate investing career would be on a property that I found driving neighborhoods, I had some cash and found the owner in another part of the state, I made contact with the owner via phone, at the personal meeting I made a offer for the purchase of the property, we wrote it out on a notebook paper, both signed and had a witness, the owner of the diner to sign, legal binding contract at this point. a mortgage person that I have worked with before was brought on board and was all set to do the deal, i was all ready to go and I asked if we could close in less than 30 days, he said no problems and asked why so fast, I proceeded to share information with him about the property and how it could be divided and was already zoned for multifamily buildings, ie 4, 4 plex's.and that the contract would expire after 30 days because the deal I put together was, 5k down, close in 30. the guy turned around and started dragging his feet, until the point I lost the deal. a week after I lost the contract I went by the property and found out that he and his father inlaw purchased the property right after I lost my money.

These days a million dollars is really not all that and a bag of chips, you know?

I would play it safe looking for the best returns; loan money @ 6-10%, go into etf's, play a little in govt subsidized housing, a little in securities, maybe play on some crypto markets and of course agriculture lands

hey terry

this is going to be a call for the city first and the zoning ordinance and what the city or town will allow you to do there, get on the website and do the due diligence to find out what all the particulars are on the property, where they even allowed to be placed there, You never know until you check, find the tax info, find who, or what entity owns the dirt, never take someones word for face value, we know how that is these days. once you put your info all together and make a business plan for the improvements and purchase you will be able to find a lender, they come out of the wood work when you have all your documentation together, you know the saying

Hey all

moved to the chandler area and looking to get together with like minded investors

The reason I chose chandler is for the low crime, great appreciation and the overall feel of the area

if your looking for a starter place I would choose the chandler, Gilbert areas for sure, the volatility right now is out of control due to the current situation, I'm waiting to get on board again after the next collapse which will be around September when the furlough ends and the next frenzy strikes before the election, don't invest based on emotion, watch the market

most are gurus and there advise will get you in t deep water

do you believe it will make a profut?

then do your dream

make it happen

you know as well as I do that it will break even and all them will be over whelmed 20%
