well look at it this way-

you still own the property

your not in a situation to force a sale

some of your costs were really to high

sometimes the folks you meet in the forums or in the community do not have hands on experience- they call contractors

the best way to be successful in this business is to do a lot of the work yourself- you will learn as you go

keep your chin up ive been in the plumbing industry for over 35 years- galvanized piping is not always the nightmare people make it out to be- is the home on a slab or is there a crawler- if crawler then easy rehab- if two story with up bath then it gets a little tricky

you could redo the plumbing yourself it does not have to be copper sweated- it can be aquapex- or what I call spaghetti piping

if you decide to sell- do it as a owner carry- 10k down and balloon in 5

most will default on the 10k, then do it over again

make sure your buyer has a great credit rating and your money is in a escrow account, all payments through title company

this is one of those things I cant agree with

you are holding a contract with no real interest in purchasing the property

let alone not having the financing to purchase the property? assumption-

now you have someone on hold to purchase and for turning the note you make 4k?

in my opinion this should be illegal, the contract holder should be liable to purchase the wholesale contract with proof of funds and closing costs

once the deed is in the wholesalers name then the contract could be sold

this would remove all the would be wholesalers out of the business

making a fast buck  in my opinion is not ethical

you have to remember

as investors as realtors

some folks are just in the business for a fast buck

it is not their passion nor do they really care about your situation or are going to help you out

youll find people that love this business and their ethics prove of what they are made of

keep your chin up and youll go through a lot of realtors and investors before you find your group

and the folks that you will do business with

I'm in the middle of a rehab that I tore all the framing out of and salvaged for the entry and wall moves

I also kept the 8 foot slider-wood and am going to have it rehabbed by a cabinet company for way less than purchasing a new one for

some of the fixtures were just so calcified that they would not work

I saved some of the old light fixtures and refurbished them modern getto- they look really cool

the thing is though is storage- you can rent a connex for a few bucks a month until your ready for the stuff that way they are right there on the property and your not going to a storage unit for the stuff your rehabbing

I also kept most of the trashed cabinets- all wood but I'm going to sand blast them then verithane, they will turn out really cool- ive done this in the past

DUDE you are sitting on a gold mine

that is so cool

it's all what they call rough cut and you cannot get that anymore

pull up all the flooring and sell it and you should be free and clear on the property-that's what it is worth

not sure what you are doing with it but that type of flooring is dated 1865 or so, if it tongue and groove(honed by hand) it is worth more than gold- or it could be a 50's era slab plate is what it was referred to and it also is worth coin- it might even be a pallet floor which was popular during the depression

finish it the best you can or if it is a tear out make sure you don't break up the tongue
