Many people want to learn about real estate, but they don't know where to start. There are many ways to enter the world of real estate investing and joining a flexible brokerage is a great strategy. When I started In real estate, I didn't know what to make of it. The field is so wide-open a newbie could get lost quickly. I finally decided to get a few transactions under my belt and I joined a local brokerage. There I mentored under my broker and eventually mastered a niche market in the real estate leasing industry. This allowed me to build my local network (and Bigger-my-pocket) and eventually start my own brokerage. From my experience, finding a mentor in a niche market within real estate is the best way to go. Once you have made a name for yourself... the sky is the limit!!!

I just put a 2 family house under contract on Johnson St. Springfield Massachusetts. One unit is getting $1,200 and the other is getting $800. 15% ROI (using the 50% rule) . This house is turn key and can be held as a cash flowing property or a quick flip.

My fiance and I are in the process of starting our own brokerage firm. I am now trying to register our business, and I am not sure of what to register our organization under, either LLC or partnership. I realize that starting a business with a spouse is riskier than having a regular partner. What is the best type of filing is best when starting a business with a spouse as far as liability, tax incentives ect. Anyone else start a business with their spouse? Share your stories too! Thanks in advance!

I have a parcel of land that I want to build on but I don’t have the cash on hand to build it. Does anyone know anything about land mortgages or refinancing an empty lot? In my case the property is worth about 55k to 65K (I own it out right) and a new build will cost about 250K. I would also consider a multi-prefab. I want to sell it after it’s built. My market can support a 330k plus purchase price.

When naming your company is it harmful to use your name?

I’m going for my broker’s license and I’m trying to pick a name for my company. My fiancée says “Rymer Reality†would be good for a name, but I think using your own name is kind of tacky. I also feel it would hinder future growth somehow. I don’t want to become just some mom and pops real estate company. I want a name that can be marketable in the future.

I’m open to your opinions….

Use your Realtor... your not saving money by using the listing agent. He will be a dual agent and just take both commissions. So he would get 6%, and really there is no benefit to you. It’s like going to court and using the other guy’s lawyer. The only thing you’re doing by not using your agent is hurting his feelings and trust.

I will not friend you if you leave your realtor in the cold like that

Don’t be that guy….
