Real Estate organization type

My fiance and I are in the process of starting our own brokerage firm. I am now trying to register our business, and I am not sure of what to register our organization under, either LLC or partnership. I realize that starting a business with a spouse is riskier than having a regular partner. What is the best type of filing is best when starting a business with a spouse as far as liability, tax incentives ect. Anyone else start a business with their spouse? Share your stories too!
