Cash flowing wholesale deal in Springfield Massachusetts

I just put a 2 family house under contract on Johnson St. Springfield Massachusetts. One unit is getting $1,200 and the other is getting $800. 15% ROI (using the 50% rule) . This house is turn key and can be held as a cash flowing property or a quick flip.
