land mortgages or refinancing

I have a parcel of land that I want to build on but I don’t have the cash on hand to build it. Does anyone know anything about land mortgages or refinancing an empty lot? In my case the property is worth about 55k to 65K (I own it out right) and a new build will cost about 250K. I would also consider a multi-prefab. I want to sell it after it’s built. My market can support a 330k plus purchase price.
