I've had a friend say he prefers email correspondence for his business as it puts everything "in writing".

Do any of you correspond with your tenants via phone text, and would such correspondence serve the same purpose...ie, putting things "in writing"?

Like everything else in life, being a landlord isn't for everyone.

Profound, eh?

I was exposed to it as a child, my Parents had a 4plex which I still own. 

I don't think I'd be a landlord if my Parents weren't.

Not that it's bad, I'm just not sure I'd do it.

Now?

I don't mind it, it's just one of the asset classes there are...maybe the most boring, but steady once you get the hang of it.

My fellow MKE RE owners are commenting that there are few quality buildings for sale, frequently asking me if I know of anything for sale...stating that prices are strong, with most buildings going for their asking price...even asking me if I'm interested in selling any of my buildings.

I got a cold call from a private individual asking if I was interested in selling one particular building of mine.

I have noticed that inventory of quality buildings does seem low,

Nothing to really say, I just find it interesting.

Any other MKE area investors feel the same about MKE prices and inventory?

I would imagine I have to depreciate it... but the bill is separated into materials and labor.

Depreciate the materials but expense the labor?

Typical Milwaukee 4plex mechanicals, furnaces and water heaters centrally located in the basement. I would not be doing them myself, those days are behind this fat old Sicilian ... ;-)

I've got a leaking water heater in my 4plex, and the other 3 are 20 to 25 years old. I'm tempted to replace them all. Thoughts? Thank you, Arnie
