Ahhh. The "Home Inspection" racket, game, scam...

Or, "How to tie up a seller's property from other buyers. then get them to lower the price".

It's nothing but a devious, deceitful tool for buyers.

It's more than complaining. By the way this is an inherited tenant...came with the property.

I've just finished filling out the 28 Day Termination Of Tenancy Notice...

Feels liberating.

My first one since being in the business 22 years. I think that's a decent record of screening.

1. "Arnie, you're better off working with the tenant you've got than not knowing what you're going to get."

2. "Don't boot them out, just keep raising the rent."

Similar advice, I know...

I've got a problem tenant, relentlessly complaining...and I've had it. I'm trying to remember the advice from the mentor landlords, but I really don't need the aggravation.

I've raised the rent, but the message isn't getting through.

I'm on the edge of terminating the tenancy.

Just venting...

I'm just a recreational, go for breakfast/lunch SEL VFR pilot. Got my ticket in Sep '85. I've been fortunate to own 5 planes, first an '81 Piper Warrior, then a '66 Skylane, then three V tail Bonanzas, a '57, a '59 and my current  '64 S35 being the best equipped, fastest plane I've ever owned. I'm based at KMKE with my own private heated hangar, mandatory here in Milwaukee...

I'm a retired machinist, I own a few residential income properties which certainly help my ability to participate in aviation.

There are many who have more than me, but most have far less. I'm fortunate beyond words. If I ever complain about life, please give me a good swift kick square in the butt...

Every time I have a vacancy, I always smile at the fact that 9 times out of ten... shoot, 99 times out of 100, it's the woman who makes the phone calls, asks the most questions at showings, handles the paperwork and money...

The guy just kinda stands there.

Just an observation...

I have a vacancy now and it's always a woman that calls.

Ok, ok!!! How do I get legally? Should I offer them the security deposit back and say "have a nice day."? I don't think it's worth the trouble to make this s big problem.,, I wish it was quick and clean. "Here's your money, go away..."

This is a first for me. They've signed the one year lease, given me the full security deposit, supposed to move in on the 1st, sends me a text that they're $70 short, ($620 rent) Won't have the rest til they get paid on the eighth. I'd like to cancel the whole shooting match, not let them in, find new tenant...landlord friends say let them move in, charge the late fee on the eighth. I thought the golden rule was never let them move in without the full month's rent. It's the way I've always done it. This is a standard state of Wisconsin lease from Wisconsin Legal Blank. Advice? Thank you, Arnie
