I still can't get it straight in my head...

Let's take two simple, hypothetical scenarios, assuming identical property values, say 200k, and a 100k mortgage.

1. I own my home free and clear, and have a mortgage on my income property.

2. I own my income property free and clear, and have a mortgage on my home.

I'm at more financial risk if sued in #2? I don't understand why, the dollars are the same.

Or is this that LLC business, assuming the income property is held in an LLC?

If the income property is not held in an LLC, the risk is the same given my scenario, right?

Interest rates (debt service) have nothing to do with the value of an income property?

No, I'm "suggesting" that everyday this forum is filled with, "Hi, I have no money and don't know anything about real estate, tell me how to be rich in two months."

Meaning that everybody and their brother is jumping into the real estate market, the herd mentality... I'm involved with other asset classes, and in equities, the common belief is that when you read about the Stock Market hitting new highs in the media, it's time to sell.

1. What's the biggest forum? New member intros.

2. What direction can interest rates go? Only one, and when rates go up, building values go down.

Just a lowly Beech Bonanza driver here...

I must admit I am not open minded...at least I realize it. Right now I am overweighted in real estate. I'm almost uncomfortable about it. I'm only comfortable with buy and hold. Those buildings are my financial freedom. 

I am in the position to acquire more real estate, but not so sure I want to deal with more tenants. My rental income more than covers my expenses, and I have other sources of income, so my desire for more RE isn't strong. I am not keen on property management companies.

The recent weakness in equities has me interested in owning more dividend stocks, and more financial type investments as opposed to more RE.

Never put all your eggs in one basket.

I'm retired, have more than I need, and see no need to chase the carrot.

I signed up for email notifications for permits or violations for the areas surrounding my properties.

Here's a violation served to a property near one of mine from this morning's emails:

~~Feed birds with an approved feeder or stop feeding

Really, they're walking around looking at things like this?

No wonder our property taxes are insane...
