@Clinton Davis do your tenants have good credit or any issues with repayment? I have learned that trust pays the biggest role, but at the end of the day, there are facts. If they are employed, I would get a reference from their employer. I would also ask for their bank statements to see if you should expect any issues. Like I mentioned before, trust is what will ultimately guide your decision.

@Deniz Eker We have not had any issues, we just refinanced 14 of our homes to a lower rate. The things that I hear most people having a hard time with is the amount of their loan is too big and the fear of the rental market. Our homes are near military bases, so the lenders feel better about lending with a steady rental population.

@William Eric Schaefer not sure about your area, but you should be able to find those answers by calling the housing authority in your county or going to their website. In my experience, Sec 8 is a good source of income as long as your tenants know the rules and are given a clean place if you give them a dirty place your setting the standard for them.

@Yazan Dabbagh There isn't a "way" to predict this, you just need to create value in the neighborhood. Appreciation is about creating value by investing in all aspects of real estate in one location, the more value in one area (nice homes, nice shopping, nice schools, etc) the more you will see the pricing rise, its a lot to do, but we do it all the time in small markets and are moving into bigger ones. Youll be expected to pay more in an area that someone has already created that value, and pay less for an area with none.

Student housing is good, but you may end up in a situation very similar to where we are now, my recommendation would be military housing. At the end of the day they will always get paid and they will always be around, no offense to student housing, but it only depends on someone working and getting paid every week. We would never not pay military members, not even during government shutdowns, on top of that the properties are cheaper and you can experience a much larger return. @Mo Abour You should be able to get financing for just about any deal, depends on the lender. We are still financing our buildings as we purchase them. To bring money to your deals, you'll need to create something unique to be apart of while adding value to their investment. Make sure your marketing and numbers are on point and the strategy your using can be stress tested and proven.
