How to raise capital for deals outside your budget?

I have a few opportunities for investing in a non-traditional real estate sector many with a lease in place (from Fortune 500 companies). As a general contractor with a solid team around me, we're looking to focus our own investment strategy around industrial real estate. However most of these properties are above $1MM so we wouldn't be able to secure financing for it (especially now). How would you go about raising money for investments such as this if our role would be to the managing partner of the facility?
