@Austin Timothy van meadows Thank you for your service, I know transitioning can be tough and it's not the fastest process in the world. Do you remember if you ever invested in your TSP or any sort of saving plan while in the military? This may be an additional source of funds for you to take advantage of that the military owes you. You should also start looking more into tertiary markets like the ones many of us were stationed in across America, if you remember on-base housing, its not the best and neither is the off base housing, so you may want to consider providing that better choice for your fellow Marines.

@Francisco Ruiz This a great place to start learning and building a game plan. If you are open to out of state investments, you may want to consider a tertiary market in TX. They offer great returns and allow you to achieve steady cash-flow and build a stable rental portfolio.

@Javon Ned You should look into some tertiary markets outside of Dallas, it's easier for you to get into the market with that amount and the financing options are in your favor at that point, not to mention that cash flow you could receive or return from flipping.

@Alice Huang This is a good question, you may want to consider investing in the tertiary markets around Texas that serve as the financial pillars for most of rural TX. Ideally for cash flow, you could do amazing things for these small markets and make about a 30% cash-on-cash return, there is a bit more risk if you don't do your homework, but just like anything in real estate, its about doing your numbers and homework.

@Account Closed The program is for landlords to connect their properties for rentals to military members, I can send you more info if you want to DM your email. It is available through housing contractors like Reunion Investments and makes the whole military rental process significantly better.

@Alfred Litton Awesome, are you utilizing the military rental programs out there? Killeen is great, but there is a great amount of work to do before investing in rentals, we are currently doing new build homes and communities as well as senior living communities to make more inventory available. Tertiary markets are very delicate and you have to invest in the plan of the community, its the only way.

@Maryam Noorivaziri Texas is a great market and allows you to earn the best return for small multi-family housing. There is a lot of great potential in the tertiary markets around the big cities with lower risk profiles and more realistic exit strategies should anything happen. The markets I would look into are Denison TX, Killeen TX, Wichita Falls TX, and Terrell TX.

@Account Closed Killeen is an awesome spot to get returns, but you may want to consider putting those units into a military rental program that eliminates your risk of 1-2 month vacancies. Military markets like Killeen have a large population that deploys every 9 or so months so you will have tenants move in and out within that time frame, having a manager and program that allows you to capture tenants looking for housing is always key.

@Patrick Menefee It's not a requirement, but it will help you understand how the valuations are given if you go through it with the appraiser. Most if not all of them should be able to clarify and justify their valuations in the detail you request, they may not be able to say "this is worth more than x" but they can give you the reasoning behind the high or low number given to the property.
