@Satyam Mistry Welcome to the group "Officially". Have you started looking into tertiary markets and military markets? There are a few of them that allow large growth and steady gains for cheap properties.

@Antonio Stephens The easiest thing to do is to create value within the area you're going to be targeting for investment. I would reach out to the cities EDC board to find out what is needed and fulfill that need, once you have identified where you add the value you can create a program for your investors. Investors are looking for value, cash-flow, and inexpensive properties.

This is a crazy time we are living in. This virus should be a wake-up call to everyone on BP who sells, builds, eats, sleeps, and breathes real estate. People are taking their money and putting it in equity for short-term plays that will allow them to capture appreciation and return those profits back into the market. This is the right time to set up in a market that you can grow and develop for the rest of the year while providing a return that buyers can feel safe about, if you really think about it, this moment will set up some of the worlds next real estate millionaires. You should all be connecting and building your team of lenders, title companies, construction crews, city managers/EDC, Realtors, tax professionals, lawyers, everyone. These investors are not going to want to wait super long and will keep going on till they find the investment that will be the most profitable to them, so make sure that you can work with the people you bring on, make sure you have the same intentions and goals as the people who support you and make sure you can provide the most value to your clients. Good luck to you all, get to work.

@Shri Kanase There a few resources to use when making your decision, but the ideal things you might want look into are:

Tertiary markets with populations over 70,000, you don't want to be the largest owner of properties and this will make sure there are enough people to flip homes to. 

Military markets are valuable for TX and OK, they provide steady renters and home buyers looking for better housing options and commercial opportunities. These markets can have less risk if you partner with a company that has a military rental program that allows you to lease directly from the military. 

The thing that you do regardless of what market you chose is to build a plan of attack that gets you where you want to be, be sure to remain flexible in your approach as you learn from your experiences.

    Congrats on the move to life education, its a very good tool to start sharpening now. You should consider investing out of state where its cheaper and cash flows are solid (TX and OK) or taking a portion of your cash and investing in joint ventures partnering on deals.

    You should look into tertiary market investing, this will allow you to achieve the returns you want while protecting yourself from the unpredictability and small CAP rates of the larger markets.

    @Heath Jones You can move your TSP from your current provider, the issue you are going to face is that no bank will allow you to lend on your IRA, the reason being that they can't take it from you if you default on the loan. The only investments you can make are the ones that require specific cash amounts that you have in your possession.
