Single family Student Housing Rentals

I am looking to purchase my first independent rental investment. I am looking particularly at student housing because I see the potential for great cash returns but acknowledge the fact that the homes I am purchasing will not appreciate to any levels that are worth being hopeful about. Can any one share their experience with student housing and what were your goals when you entered into the market for example did you just get into student housing for the cash flow returns? What exit ops do you also see in owning a single family rental portfolio?
