Can I appoint my LLC or Corp to be the trustee while I remain the beneficiary of the trust?

It shouldn't be taken down by anyone other than the owner since you place it on the private, not public property....

I get all kinds of crazy different reasons why mail is returned. One, the other day, had written on it "Landlord not here!" even though it was sent to the owner of record. I wouldn't worry too much about it unless you know it has the makings of a good deal. then you could check the owner name on the tax rolls, and try to look them up on one of the directories like 411.com or whitepages.com, and call them. (or door knock)

Thank you Mike - I checked all of it, that is his property and his name, for some reason it is undeliverable.....

the address is correct, no doubts about it, however the letter returned with this yellow tape that says "not deliverable as addressed" and hand-written note "UTF" (unable to forward according to USPS http://www.quine.org/uspsglos-z.html)
Any idea as to WHAT it might mean?

I just tested sending 20 postcards via click2mail.com (2:20 PM Eastern time)
Not only it is s-l-o-w, it is really paiful to have to go back 3 (!) screens to move the merged fields (they're placed over the postcard text manually in the form of the box, and in order for you to see how straight you palced it, you have to go three screens forward. And then 3 screens back if you need to fix it.
This has to be fixed (some kind of automatic lining up with the rest of the text or an option to preview the changes without having to go through 3 screens).....

Hope this can be fixed.......

you hold the first position; assuming no other liens are in place, if you're foreclosing on the property - do you HAVE to put it up for an auction or you can take over the property and own it?...

Thanks

I was surprised that there was a state or gov't voice over IP tax. Isn't that taxation of internet traffic?

yeah, but at the same time you don't pay bunch of other taxes and surcharges
