Wondering aloud here and looking for help. I need a service that can provide a mailing address of a landlord by providing their name and zip code. I've looked into the services offered by Accurint from mike Nelson's podcast. They seem a by expensive but still feasible. I was wondering if anyone else knows of any other services out there that is capable of providing this information. Any help would be appreciated

I'm actually deciding how to do my mailings. Hand written yellow letters or more professional types responses with a letterhead. Please feel free to share how you may market to these potential buyers.

is that common? I just thought that would be a lot to ask of an attorney to provide a list of all probate or divorcees.

I've read most of the people with Probate and Divorce hearing lists get them from their local county websites. Anyone in the Pittsburgh area know how to navigate the Allegheny County website for this sort of stuff? It says on the site these records are public and available online but I am just wondering if there is a way to search them. I have not been able to find it myself.

Assuming this is not possible, can anyone from BP provide any other ways of attaining these lists?

Hello BP,

Looking for some feedback here. What type of lists is everyone buying for their direct mail campaigns in regards to their wholesale business? I've read mostly about free and clear and absentee owners lists.

Any response would be appreciated. Just trying to get some more knowledge of what it takes to make a direct mail campaign successful.

I am so thankful for these responses. This is truly helpful. I think it is a shame what is going on with these tax assessments. I just want to be as conservitive and proactive as possible.

Looking for some help regarding property tax estimates on the MLS listings. I'm located in Pittsburgh and the city is in a bit of a tussle over property tax assessments/appeals. Right now, my partner and I are in the process of acquiring our first rental property. The MLS is just one tool we have used to find a home. In analyzing these properties we've come across one or two homes of interest that have really low taxes showing on the MLS listing. My worry here is analyzing a home for a particular level of cashflow and then the new assessments are issued and the taxes jump causing the cashflow to go down.

Would those taxes that are listed on the listing be up to date and should they be deemed accurate? We will certainly do our due dilligence before acquiring the property anyways but this is just a question for a quick analysis.

Maybe someone in the Pittsburgh network could comment on when the appeals or assessments will affect the tax rates.

Any input would be appreciated from two beginner investors. BP has yet to fail us!

Are you an ACRE member? I know someone there by the name of Jim Curry who does complete rehab work top to bottom on investor homes. I may be wrong about his company name but I think it is JSC Renovators. He's certainly worth a bid at the least. Hope this helps.

I'd love to see the project take place. Do you plan on sharing pictures along the way via the web or anything?

We're from the East Hills so that has been a big focus but we have looked into houses all over really, excluding the North Side. That was not on purpose. We just didn't have anything come up there so far. We're willing to look into any potential deals that are as close to turn key as possible. We certainly don't mind a carpet and paint deal but at this point we're not experienced enough to feel comfortable in a major rehab deal.
