Post: Move Out Notice Policy

I have a friend in an interesting situation - he provided his property manager (leading agent in a big complex) notice that he would certainly not be renewing over a phone call. He then received a move out notice decision form which was to provide 60 days notice. That was handed in a few days after the 60 days. They not want to charge him for the additional days in which he did not provide notice to them. 

I haven't seen the lease yet but how could he continue to live there when the lease states that it ends on a specific day (a few days before they are now making him responsible for).

Never dealt with this and he asked me for advice - any advice would be appreciated.

I've recently read on a Facebook post that you cannot evict tenants for smoking in your apartment. I was under the impression smokers were not a protected class. I am now assuming you are free to not rent to smokers, however, if you do rent to smokers you cannot force them to smoke outside. This is all news to me. Has anyone attempted to evict over smoking in the unit? Any comments would be appreciated.

When you do a walkthrough of a rented unit (assuming you do) what are some of the things to look out for? 

Also, what questions are you asking? 

I am looking for smoking inside, making sure the electrical outlets are covered, dripping faucets among others. Just wanted to get a feel for what others do.

How often do you do walkthrough inspections? Semi Annually, Yearly, Quarterly, etc.? Does it matter if the tenant is newer or long term?

Any response would be greatly appreciated.

I wish I could help but I would also like to here from the seasoned and novice investors on this. We keep it all in one account at the moment and I wish this wasn't the case. I've thought about keeping an account for the year's recurring expenses (debt service, taxes, insurance) and another account for repairs, vacancy, management allotment (self manage now) and Capex. But is there a better way? It would be nice to get some feedback on this.

I have a personal credit card through the airlines that generates points. If I travel for business purposes can I use that card and it still be deductible? Would I just have to transfer funds in the same amount from my business account to pay for the credit card transaction?

What is everyone doing in their rental rehabs today to get more for their money in the long run? And more consistency - which would ultimately save money over time as well.  I've read about using ceramic tile, refinished wood floors, same colors of paint on ALL rentals to provide consistency. 

Any other cool tips to provide? 

My goal is to eventually have every rental unit containing the same similar characteristics/methods as the others.

I've read from several people on here of doing a move out cost spreadsheet that is to be signed by both parties before moving in. 

For example, if you leave trash in the unit it will cost you this much. A fork in the drawer will cost this much? 

My questions: what type of items are included in this list? How far do you go with the requests? How severe are the costs?

I checked the Fileplace and could not find an example. If anyone were to provide that I would obviously appreciate it greatly. However, any feedback would also be appreciated.

How long until your bank let you refinance? A year after purchasing? 

Looking to do the same thing nearby actually.

Post: Closing Without an Attorney Involved

I am in the midst of a purchase and an old school seller says he doe not want attorneys involved. I informed him we would still be getting title insurance and running a title search and he was okay since that was coming out of my pocket. From there though I am very unsure of everything. Would we not go to closing? How would the transfer tax split still be paid for? He mentioned anyone can record the deed and that part makes ssense. I believe I would just send the proper documents to the courthouse for recording thus avoiding all recording fees.

Can the more experienced investors of the Bigger Pockets community help me with any advice? I would really appreciate it.

I do not believe the seller is acting shady or mischievous in any way. I just believe he is unfamiliar with how things are done with this action nowadays.

Any input would be greatly appreciated.
