While saving money and learning along the way I thought it would be a good way to make a small income through real estate. I would like to build a seller/buyer list for down the road wholesaling and other reo. I am not sure if anyone has done this but was hoping to get some type of feedback.

I want to match tenants with landlords/investors who are looking to fill apartments and homes. I would meet investors through advertising and local REI meetings and market my own signs and other advertising methods to find proper tenants, along with the proper screenings and credit checks. The service would be free to the potential tenants and a percentage of a year's rent to the landlord.

My hopes are that the work I will put in and the quality of the tenant I find will compensate the payoff for the investor. However, I do have a few concerns. Do you need a real estate license to do this? I plan on getting my license in the upcoming months but want to get started a.s.a.p. if I can. Do you think there would be a sizeable market to do this?

My goal is simply to get out and meet investors and practice marketing strategies and get a foot in the door to the real estate game. I believe this would help greatly down the road in wholesaling and property management skills.

Any response would be greatly appreciated.

Intersting thread. My initial thought was to pay them off as quickly as possible. This info gives me a better understand of the advantages of a lower payment through a long term. I plan on talking to them about a long term fixed rate now and we'll go from there. I may repost with more questions. Thanks all

Thanks for the reply. Sorry it took so long to respond I had some trouble with but Josh fixed it for me. Anyways, I plan on calling these companies myself and pestering them rather than paying outsiders to do the same. Did you contact the 3 major reporting agencies to get your data? Or did you choose to use a particular website such as freecreditreport?

Again, thanks for the reply. I believe I have a better understanding of how to monitor my credit score now. What exactly does a secured credit card do? I just do not understand the purpose of using one of these rather than a regular one, but you are not the first to recommend me to use this method.

Although it is not as bad as some college graduates I have acquired my share of student debt. My question to BP: is it more beneficial to save cash as a down payment on a first property or start cutting in whatever I can to my student loans to reduce my student debt. Just a but curious. I know DTI ratio is important when financing but is there a certain mark banks look for? Any response would be greatly appreciated.

I've read a few posts regarding credit repair. I went into a bit of debt while in college. I was hoping to hear others' perspective on paying for credit repair. For one, I do not know the costs of what it would take to get my credit score to where I want but in general is this service overpriced? Is it worth paying the money rather than make calls regarding disputes? I would love to hear of someone who went that route and their retrospective look at the issue.

Patrick Snyder Thanks for the response. I found your information very helpful. I have read numerous books and will continue to do so. I am just trying to find hands on learning experiences through other investors and landlords. The biggest step I have to make is studying the market. I am going to read into this more and more in the near future.

Nathan Emmert This was a great advice because it is exactly what I am trying to avoid. I feel like this was spot on with where I'm at. On a brighter note, I have spent the last 12-15 months reading and learning as much as I can while finishing school. I am still here and am convinced this is going to be an interest for years and years to come. I appreciate the advice and may seek your attention once the business plan time comes. Thanks again.

I am still in the process of learning and need some advice on what route to take.

I plan to join my local REI and meet landlords there with hopes to shadow and help out any way I can to learn off of other veterans. I would love to help someone flip a home if I could see all the aspects of it. I have a business partner and he is in the same boat as me which makes it more exciting going through everything. Were both young 23 and 24 so we have that going for us. Can anyone offer advice on paths to take or even how to go about learning on here, it is often overwhelming with some of the terminology? I spend a lot of time working to save more and more cash. I am always trying to think of ways to make cash thru real estate now just to build up to our first property. I also question when it is right to derive a business plan. I know I am not ready for my first property but it seems being in a partnership where were both learning it could really give both of us an understanding of what is expected and the path we will take.
Any response would be greatly appreciated.

Steve L. I have a few questions pertaining to Mary. As a starting investor saving money to fund a first property I look serious into every opportunity to make money in real estate along the way. Is it illegal or impossible to do this without a real estate license? I know it would be essential for me to meet more landlords and talk to tennants as well. I was hoping to use my local REI meetings and my own signs and tools to find tennants. Any imput would be greatly appreciated. I am considering getting my license anyways but with school and a full time job every decision seems to carry a little more weight.
