I've already had a conversation with one of my builders who I trust, and he says this is possible. Speaking with other builders this week.

I have not looked into modular construction, but I am very open to it. Link to reputable companies?

I'm estimating an all-in number of approximately $500 - 550k with build costs of $135/sf or less. Yes, I know it costs more than that to build in Denver, but this is RENTAL grade construction and finishes.

Each side rents for $2200+/mo according to active listings in the area, Zillow and Rentometer.

7.7% Cap
164% DCR
11.8% CoC

We're looking at a deal we have under contract as a possible build and hold. What price / SF are you seeing for rental grade new construction in Denver? Do you know anyone who is actively using this strategy in Denver, or anyone who has done it in the past?

Details about the property:

Duplex lot, approximately 1400 finished square feet per side, so 2800-3000 finished SF total. E-TU-C zoning - the property is Urban Edge, but in an area where there are other rental grade scrapes occurring. I'll be visiting active job sites this week.

Take a few pics of the tree and post the job on Craigslist. Make it clear you won't consider anyone without insurance. Have them add your name to their insurance certificate to prove coverage is current before work begins. I had about 15 people respond for one of my jobs and got it done for $200. People are hungry for work - put the job out there and let them bid on it.

@Victor Miller - we alternate what we send - professional business letter with logo > postcard > "handwritten" letter, etc. 2000 - 3000 pcs / week.

Direct mail is easily the best way to generate deals in Denver. We have 4 under contract since our latest campaign hit last week.
