Want to market my land to developer
I am toying with selling my land to a developer. I live in Denver in a neighborhood on a mixed use zoned lot. I am leaning toward selling the land rather than developing myself.
What is the best way to find out what the price of new construction is? My lot could hold a 6-7 unit row home with each unit averaging 1800 sqf. Is $175/sqf a fair estimate?
Similar lots in my area sold for 600k over 12 months ago. Since then the market has risen roughly 11%.
Am I crazy selling? Should I try to pull this off on my own?

what about hiring an architect, doing the entitlement, and then selling to a developer "shovel ready." I've done this a few times and its much more lucrative than selling the dirt and much easier than doing the actual build.
