Ned - please elaborate. Since you live in Maryland I can understand why land trusts may not be helpful for you, but why do you feel they are over promoted / overused?

Here are my thoughts, coming from a complete novice:

You've just acquired a $190k asset for next to nothing, and it has positive cash flow with a long term tenant already in place. Unless you need cash now to survive, why wouldn't you hold onto this property forever? Property value in this case is insignificant as long as it continues to cash flow.

This could be your retirement, or one small piece of it.

When did the loan begin, or when was it last refi'd? Also, what is the term agreement you have with the seller? Is there a balloon anytime in the future, or can you ride out the full 30 years if you like?

Great advice, thanks so much David! I'm in the process of listing the space on Loopnet and Costar. The space has been listed with a local agent, but I dont think he is doing much to get the property the exposure it needs.

I plan to send any leads I get to him since I live in Denver and the space is in Santa Fe.

I'm working with a gentleman who owns a SFR investment rental I may be purchasing in the near future. He also owns a 5,000sf commercial space that is vacant in an area where there are other vacant commercial spaces available. He's starting to feel the pinch with no tenant in place, so I told him I would see what I can do to help.

What's a good first step I can take to really get the property visible besides the typical posting on Craigslist and similar sites? What are some things I can do to market the property in a way that will make it stand out?

I'm willing to spend a little time on this but I want to spend that time wisely.

You're not going to have much luck looking for deals in Denver on the MLS. Assuming you actually do find something worth pursuing you can expect to have 10+ competing offers the first day the property comes to market.

Don't get discouraged if you aren't successful in a couple of weeks, it's going to take some time before you find anything - especially if your business model is wholesale.
