@Account Closed  - Are there any add-ons available that offer the class feature? I REALLY want to switch to QB Online but I have to have classes for all my properties. 

How about other cloud accounting software like Xero?

I love creative deals, but this one doesn't fit the mold. Try marketing to low equity absentees who really need your help. The more leads you have, the less you will be tempted to waste your time on unmotivated sellers like this.

You can spin the potential benefits 10 different ways to the seller, but if they aren't motivated they wont have any reason to get creative with you. Step into the seller's shoes and ask yourself if YOU would sell your own property in this way in a seller's market.

Very nice @Andrew Cordle . I tried few things you teach in my last rehab (see thread here). House turned out great - we went under contract in 10 days.

@Nilesh Makhija I had a GC do the work. Their pricing is consistent with normal rehab costs.

This house would rent for $1600-1700. I considered doing a rental grade rehab and then refinancing after forcing appreciation so I wouldnt have any money in the deal, but I chose to take the capital instead.

We are under contract! Closing set for Sept 11.

It's been a while since I updated my spreadsheet, but 80219 was (and probably still is) the most active zip code in Denver for investor purchases.

Hey guys, thanks for your input! The lower level bedrooms are non-conforming, and we make note of that in the broker remarks.

We received an offer of $209k yesterday, and we will likely go under contract this evening with that same buyer. There are a couple more showings scheduled today, so there's still the possibility of another offer coming in.
