I was just randomly reading a site and read that in Washington state if you want to sell a flip property you need to have a contractor certificate or you have to hold on to the property for a year before selling it. Just wanted to see if this was true and how are you getting around this rule.

Hey @Ian Hoover the renovation looks very nice. I know in my neighborhood that bathtub would never pass for renters, but it depends to the market and I guess and how much you are charging.

Not sure if this has been discussed but I thought I would put my tips on using google maps.

everyone knows about street view.

if you are viewing from satellite view you could also use the "tilt the view" to get a much better look at the streets and surrounding area(this could be browser specific so make sure you have the latest browser of your choice).

But the best part about google maps is you could also create your own custom maps and mark on the map your farm area or streets to stay away from.

welcome to the BP @Adrien Bancroft . I lived in Nanaimo for about 6 years and always tried to make the Victoria day parades. Thats great that you are able to do fix and flip, I am guessing you are doing it in Victoria itself. I looked in to fix and flip in surrey but there just isn't enough deals if any.

make sure you have keywords setup and you listen to the podcasts.

still looking at finding a bank that will help foreign investors in US specifically KY to buy a small commercial or 4plex multi family with decent terms (If anyone has any ideas I am all ears, doesn't have to be in KY).

But as a second option I am trying to educate myself and learn how to find partners in buying larger multi family, and since my new year was 2 days ago this has given me new motivation to get something going.

Welcome to BP. I Used to live in Nanaimo on Vancouver Island and I know they had a pretty good market downturn few years ago which I also believe effected surrounding area prices. The prices as far as I know haven't risen much still but could be on the way up. There is a free meetup group called Surrey Real estate investment club thats coming up on the 26th of this month if you and @Greg Rulfs are interested in attending.

I do actually use magic jack plus as my home phone number. There is the odd times you have to reset the device, but other wise I have been exceptionally happy with it. I can hear my voice mails on my email also. The sound quality is very good also.
