I just blurting things out here but would it make sense to call the city to make sure there is no city plans or changes to infrastructure (no new highways/railways going to be constructed beside your building), and where I live I can call the police department and find out if there has been numerous calls to police to visit the property for any reason.

by Vancouver do you mean downtown, kitz?

I would think if the alley is clean with no dumpsters and lit you should be able to sell it for $350,000 if other properties like it are going for $450,000 specially in kitz. But I definitely don't think you will have an issue renting it out for a few hundred bucks cheaper than similar sq property.

This is a great post @John Chapman

My one question is, if we are looking at owning lets say 3 quads versus 12 SFH, would your expenses/managment and headache of running around to multiple locations be equal or less with SFH's?

Also I could be completely wrong on this but if I am looking at purchasing a large multi lets say a 50 unit apartment the banks will want to see what experience I have had previously, is having multiple SFH looked on as favorably as owning multiple small Multi's.

I live in Surrey BC and hoping to invest in US this summer. Still trying to figure out what markets I want to invest in as here locally everything is for sure much more expensive with not as good of a return.

Hi Ryan

welcome to bigger pockets. if you want to do get a quick idea if your vision can come true, just do a quick craigslist search of rental prices of areas you are interested in and see if rents will cover the expenses. Also know that getting a mortgage on a income property is pretty easy but you do need 20% down.

might make sense to buy income property outside of vancouver in other areas of lower mainland and just pay rent and live in vancouver.

welcome @Navon Wallace since I haven't done any flips and I am trying to get my first property, I kind of wish I already have gotten my scars because I think it will eventually happen to everyone in some form and its the best way to learn. best of luck in your future projects and you will learn from others some amazing information.
