Hey Kerry, welcome to BiggerPockets! I recommend starting with turnkey properties as your first investment. They require less hands-on management making them a great way to gain experience and build trust with local professionals down the line.

The BRRRR strategy can be profitable but it relies heavily on trustworthy partners. Once you've established a solid team of property managers, contractors and lenders, you'll be well-prepared to take on more complex strategies like BRRRR. Hope this helps!

Hey Bryce, welcome to BiggerPockets! I'd say first identify a strategy, choose a market that aligns with it and establish your Core 4 Real Estate Team.

Hey Michelle, welcome to BiggerPockets! I recommend that you first identify a strategy for your investment and make sure that the market you choose supports it. Also, building your Core 4 Real Estate Team is important when investing out-of-state. This team should include professionals like agents, lenders, contractors, and property managers. There are a lot of markets where you can generate a profit. The Midwest for example offers a great opportunity for investors due to its affordable housing market and strong rental demand. Challenges like unexpected renovation costs and tenant turnover can arise but with proper preparation and management, you can achieve great returns. Hey Lee, Ohio's a great state for landlords but different cities offer different opportunities.  If you're looking for steady rental income, Cleveland could be a solid choice. It's a market with a lot of potential for cash flow. On the other hand, if you're hoping for better appreciation, Columbus will be a better fit. The city is growing and the economy is strong so property values are on the rise.

Hey Hadar, I would recommend that you explore the Ohio area. Cleveland offers a mix of affordable housing options and a solid rental market. Columbus is another city to consider. It's strong job market, growing population and a mix of affordable and appreciating properties makes it a favorable area to invest in.

Hey there Ed, welcome to BiggerPockets! Ohio is a great area. If cashflow is your primary objective, consider checking out Cleveland. It has a strong potential for cash flow. However, if long-term appreciation is your focus, Columbus is the place to be. The city has attracted substantial investments from companies like Intel, Google, Honda and more driving job growth, increasing housing demand and boosting property values.
