Columbus, Ohio is great to start if you're looking for a appreciation/cashflow hybrid market! Cleveland, Ohio would also be good and leans more toward cashflow.

I would say any major city would be decent if you're in A-B+ neighborhoods. The farther you get away from water/traditional vacation spots the more important it will be to stay in A class areas.

Hi Barak, at your price point i'd look in south linden, north linden, hilltop, and the south-east areas of 43206.you may also look want to look up in Cleveland, if you're not dead set on Columbus! best of luck!

Hey there, and welcome to the BP forums!

I would definitely recommend Ohio! Especially with some big corporations coming here. Like Patrick said, Columbus is a good hybrid market of appreciation and cashflow and there's room for it to grow!

Columbus Ohio still has a lot of opportunities to cash flow, same with Cleveland Ohio. and crime rates are relatively low even in D neighborhoods.

I would start by finding an engineer who can tell you if your floor system and lower level framing can support a 3rd apartment. then figuring out egress and best way to run utilities up there. another thing to think about is if you can support parking for 3 units i.e. street, back of lot, etc.

Hi Reed! 

I would definitely recommend networking with investors, lenders, and real estate agents! Talk to as many people as you can and meet as many as you can. You never know when an opportunity will pop up and you want to have connections ready! Other than that learning the neighborhoods and pricing can be very useful.
