a thing to consider for OC, is the loan, and the contract for buying it. Some bank, or Homepath would not allow you to buy and sell; you need to hold for a year (Last time I saw the contract.)

Only around is offer as primary resident. Then on your contract, if your caught.........its another story. Usually Bank would wait past 15 days, if they can't seem to find a "good enough offer."

Maybe they have money problem??

Sorry I did not explain better. What I mean is, I'll keep my home owner insurance; and I will also buy land lord insurance from a different company. So basically I'll have homeowner + landlord insurance at the same time. Would that work??

Hi All,

Been a while since I posted on this forum. I just got my first property few weeks ago. I closed it as second home, with a second home rider..... Since I already got home owner insurance, and looking to rent it out as season rental. If I buy landlord insurance, will they contact my mortgage company??? I'm hopping to have them bill me directly, since it is against the contract with second home rider. Any one have experience with this??

Off Topic, but just wondering what you guys carry now. I'll start off.

Cap1 Plat: $750.
Cap1 Secured: $451
Orchard bank: $300
Chase: $7000 ( No clue how I get that high with my credit).

Well, I been putting offer in for the past 5 month. Up till now, I always been out bet by someone, or 70% of time CASH buyer. Believe or not Most of these CASH buyer are Asian, and guess what. Too many Asian here in CA.

PS: Too many Rich people around with pot of gold under their beds.

Well, that house is close to Disney studio. West of that area is the so so area. Southern Burbank usually isn't that bad.

at this economy its about right, because their asking for real offer. They don't want someone just bet on it, and don't have the dough. I been ask few time this year for Proof of fund by sellers.

I would buy the cheapest a house in every state, and let it get dusty and insects roaming. Then go to Alaska, and skinny dipping.

Just my thoughts.
