No, I was joking in India lol. But one country you would might consider is Mexico. Buy in Tourist city, and you might be able to rent out to US citizen that want to live there. Canada price isn't cheap as US, so the only best option would be "poorer" country's. Then you'll run into major headache of communications, fixing stuff and other. Save yourself the time, and invest back in America. I mean look at Detroit, good pricing there =P.

College = Famous 8 - 5 Daily Grind.

Why waste so much money trying to be smart, when you can save the money to make more money if you know how. I'm not saying not to go to college, maybe a night/ part time college after you have enough spare money??

PS:

Also there is no way 20k house make 1k, even theoretical, maybe $600- 700?? If you see a house that cheap, u know there will be other that bid on it. 2010 is over, it is 2013 where prices go up, and inventory is king.

OF COURSE YOU CAN, but a bit tricky. Ur using your business as the one that sign the loan, so bank will review it same way as they do loan with you. 2 Yrs of tax record, and the other usually needed stuff. You might have to co-sign it for your personal guarantee. The other way around doing this is, you buy under your name, and move it into the Corp or LLC you have. You deed transfer this, but still pay the loan using your name. Careful with this step thou, bank may have a due on sale clause in there somewhere usually.

So basically no experience, no money, and no skill. Your asking for help, but help on what? If someone offer you connections, what can you offer back? No one is going to take a 18 year old seriously, unless you have experience. I suggest you go read some book on RE, maybe get a local re licences. Also, I might suggest you get some money save up, or go to college. RE isn't a "game," we do this to support ourselves and maybe to make our life better. I hate to burst your bubble, but this is the reality.

Why the hell it goes to him? When hes selling the property, hes selling "everything" to you. It includes the tenants, and even the damn dirt on the sidewalk belong to the buyer if it go through. Unless it states on the agreement of the purchasing price, than no. Also, make sure that you have a new lease and agreement set up when trasnfering tenants.

lol. No, we're never too sharp for our own good. If they want to dump you, than look for another company. The main thing is that, do they want to break the contract with you?? If their breaking the contract with you on their own, there should be no cost at your end. Almost all property management company is run by investor looking to score another buck or 2. So, your ending up either have to play their game, or do the management yourself.

I'm sorry. It's just that you don't provide enough "detail" on the property to give an estimate to. Also, I really don't understand your sitaution right now.
