Burbank, Ca - Brighton St.. Is it good location?

I'm a first time investment property buyer and I have been considering buying property near 2500 Brighton St, Burbank, CA 91506

I heard that this area has gangs and is not good. I'm worried and scared as I'm investing on a 800K rental property in that location.

Any advice will be appreciated.
