indianapolis ..turnkey. 3 bdrm in excellent rehabbed condition ..hospital across street going thru  total redo which will create demand  for rental. Hospital approached me for 3 year rental will prepay first year 850 month. 13% cap  sale price 62000. My flip investor doesn't want long term hold. Pm me

Drive the streets and find a matching color scheme you like on another house and copy it.

If your purchase agreement is recordable form then it puts the ball in there court. Title company will not ever close a new purchase without that being released.

1-2000 positive cash flow per month on 24 units smells like a disaster. That's only $50-100 per unit. You would do much better on single family units. No room for error . Don't buy it because it's pretty.
